How does a real estate agent get more listings?

A real estate agent gets more listings by picking one listing lane and working it every single day until five real opportunities are always in the chute. Not five hopes. Five sellers where you have created the relationship, started the conversation, and can see the path to the appointment. Referrals and your sphere will fill some of the gap, but they are not a plan. A lane, a daily execution plan, and a follow-up system are the plan.

I am a broker and owner in Concord, North Carolina, I still list houses, and this is the exact structure I build with productive agents in my private 90-day program. Here is how it works.

Start with one question

Do you know where your next five listings are coming from? Most experienced agents can tell me their last five closings in detail. Very few can name their next five listings. That gap is why growth feels unpredictable. You have a strong month, then a thin pipeline, even though you are doing good work. Marketing happens in bursts when business slows down, and new ideas compete for your attention before the last one had time to work.

Five in the chute is the fix. It means five future listing opportunities you can actually see coming, because you created them and you know what has to happen next.

Choose a listing lane

A lane is a focused way to create new seller at-bats beyond referrals and repeat business. Your lane might be local social authority, where you become the agent everyone in one town sees and trusts. It might be relocation, investors, or what I call Lazarus listings, the expired and withdrawn listings that need someone to raise them from the dead with an honest conversation about the market. Pick the lane that fits your strengths, your market, and the business you want. Then stop chasing the other lanes.

The expired lane deserves a word. When the market shifts, a lot of expired sellers were never given real information about market conditions by their last agent. If you show up with the truth and a plan, you are not cold calling. You are the first professional they have talked to.

Give sellers a reason to meet you

Sellers do not take listing appointments because you asked. They take them because you gave them a compelling reason, and you delivered it in words that sound like you, not like a script somebody sold you. Build two or three reasons a seller in your lane should sit down with you, and practice them until they are natural. Repetition before the appointment is what makes the appointment easy.

Build the daily plan and the follow-up system

Listings come from habits that keep you visible, active, and market-ready every day, not from a campaign you run when you get nervous. Write down the daily activities that feed your lane and do them before you check email. Then build a market-visibility and follow-up system that creates and develops conversations outside your existing sphere, because your sphere alone will not carry you to the next level.

The goal is to become the local real estate expert consumers already know and trust, with a repeatable way to create your next five listings. That is a business, not a lottery ticket.

Frequently asked questions

What is the fastest way to get listings as a real estate agent?

Work one lane daily. Expired and withdrawn listings, which Leigh Brown calls Lazarus listings, are the fastest lane for most agents because those sellers already want to sell and usually lacked honest market information.

How many listing leads should I keep in my pipeline?

Five real opportunities at all times. Leigh Brown calls it five in the chute: sellers where the relationship exists, the conversation has started, and you know the next step.

Does Leigh Brown coach agents on getting listings?

Yes. The REALTOR® Business Operating System is a private 90-day implementation experience for productive agents doing about 12 to 20 transactions a year who want a consistent source of new listings. Apply at leighbrown.com/training/coaching.
